REGIONAL FRAMEWORK AND DETAILED PLANS FOR 7 CITIES IN NWA

The Razorback Greenway is the backbone of Northwest Arkansas’ active transportation system, a 40-mile trail linking seven cities from Fayetteville to Bella Vista. In 2025, the Walton Family Foundation launched its first Design Excellence planning project to study how this regional asset can be leveraged for recreation, commuting, and community development.
MBL Planning was hand-selected to partner with Field Operations of Philadelphia, a leading landscape architecture firm, on this effort. Funded by the Walton Family Foundation and administered by the Northwest Arkansas Regional Planning Commission, the project places Blockwright as the housing consultant for the corridor.
Our charge is to study how new neighborhoods and mixed-use development can grow along the Greenway, creating trailside communities that expand housing choice while integrating with the region’s active transportation network.
Phase 1, completed in 2025, establishes a regional framework and housing strategies. Phase 2, beginning in 2026, will include detailed trailside masterplans in each of the seven Greenway cities: Fayetteville, Johnson, Springdale, Lowell, Rogers, Bentonville, and Bella Vista.
